A thriving neighborhood built from scratch.
Studio Crossing is a mixed-use master plan in Quinn's Junction, just outside Park City, developed in partnership with Crandall Capital. The site sits at the convergence of SR-248 and Highway 189, adjacent to the existing Utah Film Studios campus, which anchors the east side of the property and shapes how the rest of the development is organized around it.
The plan has been a long time in the making, with site studies beginning in 2020 and a full schematic update completed in 2022.
The program is ambitious by any measure: market-rate condos with underground parking, two- and three-story mixed-use buildings with retail at grade, 48 two-story townhomes, a dedicated affordable housing building with over 100 units at 80% AMI, a community plaza with a water feature, sport courts, and a transit hub designed around bus and e-bike access.
A trail connection along the property boundary ties the site into the broader Round Valley trail network. The landscape palette is entirely native and salt-tolerant, blue spruce, serviceberry, pinyon pine, keeping the site grounded in its high desert context.
The design treats parking as an amenity rather than a starting point, with efficient stall placement to center the buildings and outdoor spaces where residents will actually want to spend their time, while still providing 830 stalls across surface, underground, and garage configurations.
The phasing strategy was built to be flexible, with Phase 1 kicking off the affordable and mixed-use residential core, and later phases filling in commercial, market-rate condos, and additional housing as the development grows. Studio Crossing is the kind of project that asks what a neighborhood in this location could actually be, and tries to answer it all at once.
