Six floors of city living on less than an acre. Every square foot has a job.
At just over half an acre, the Central City Multifamily site didn't leave much room for error. Getting the building, parking, amenities, and outdoor program onto the lot without any one piece crowding the others was the central challenge of the site design.
The solution started with parking. Rather than letting it consume the surrounding site, we pulled it inside the building, stacking it behind the front-of-building amenities for the first few levels. The building meets the sidewalk cleanly, and the site around it stays open for people.
That decision freed up the ground-level perimeter for amenities and pedestrian connections, keeping the whole site walkable and engaged with the street. Nothing about the experience of arriving on foot suggests there are several floors of parking just behind the facade.
The fitness spaces anchor one end of that ground-level experience, opening onto a tree-lined fitness plaza. When the weather allows, the doors stay open and the workout spills outside, blurring the line between the interior program and the site around it.
The courtyard sits above it all, lifted to the fourth floor where it bridges the building's two masses. Residents look out onto green space and gathering areas rather than cars or pavement, and the courtyard pulls natural light down into the units on either side.
On a tight urban lot, that layering of parking below, amenities at grade, and communal green space above is what makes the site feel bigger than it is.
