Some homes arrive already full of meaning. The work is just making sure nothing gets lost.

Federal Heights sits in the northeast corner of Salt Lake City, tucked between the University of Utah campus and the lower foothills of the Wasatch Mountains. It is one of the city's oldest and most architecturally rich neighborhoods, with tree-lined streets that curve and slope in ways that still feel unusual for Salt Lake, and homes that date back to the early 1900s. The Smith residence is one of them, a historic bungalow that carries the particular quietness of a house that has been genuinely lived in for a long time.

For decades, that life belonged to Anna and Robert Bliss, artists and designers who left a huge impact on the art world of Salt Lake City.

Together they filled the house with art, their own and that of the many artists they counted as friends. When the home passed on after Robert's death, it held an extraordinary collection, and pieces from that collection, including works by Anna and furniture designed by Robert, remain in the house today.

The renovation was guided by that legacy. Outside of the kitchen and bathrooms, changes were minimal and deliberate, preserving the original character of the living spaces while ensuring the art at the center of each room continued to be exactly that.

The warm light, the wood floors, the sense of accumulated life: none of it was touched unnecessarily. A home like this one doesn't need to be reinvented, it needs to be listened to.

The kitchen and bathrooms were a different story. Aging mechanical and electrical systems needed full replacement, which opened the door to a top-to-bottom transformation of fixtures and finishes, along with a new ground-floor bathroom where none had existed before. The kitchen was redesigned from a love of cooking: new cabinetry, a built-in island, and a layout that finally makes the most of the room's space. The Bliss legacy is present throughout the rest of the house, in the art on the walls and the furniture that remains, and these updated spaces now feel worthy of it.
