A building doesn't need to be torn down to be transformed. It just needs someone willing to look at it differently.
A core principle of our process, for any project we take on, is longevity. When we approach new spaces, our team examines how that space will look and feel one year, ten years, and thirty years down the line. When we renovate, we find fulfillment through preserving wherever possible, minimizing waste, and giving existing buildings a new life.
Designing an updated facade for Landmark Crossings gave us an opportunity to do just that. Nearon Enterprises, an existing client of ours, approached our team with the task of reimagining the exterior of this aging warehouse in northern Utah, with one meaningful constraint: the transformation had to be accomplished entirely through paint. No cladding, no structural changes. Just color, applied with intention.
The solution was color blocking. A palette of carefully selected neutrals, crisp whites, warm greys, and deep charcoal, was used to articulate the building's existing geometry. The stripes and planes that define the facade now read as deliberate design choices, giving the warehouse a clean, contemporary profile that holds its own against the open industrial landscape around it.
Getting there took more iterations than anyone initially expected. The constraint of working within a narrow tonal range meant pushing hard to find a scheme that felt resolved rather than arbitrary, and that process required patience on everyone's part. In the end, the extra rounds of exploration earned their keep. The result is a facade that looks considered from a distance and holds up close.
Landmark Crossings is one of three facade projects completed for Nearon Enterprises, the others located in Tennessee and elsewhere in Utah. Across all three, the same approach was applied: a consistent design sensibility, adapted to each building's form and context, that makes each property feel current without erasing what it already was.
