Since 2019, we have had the exciting opportunity to serve as the preferred architects for all updates and remodels inside Salt Lake City's iconic 257 Tower. This 13-story modernist high-rise, completed in 1986, has been a landmark on the city's skyline for decades. Working on a variety of projects within the same building has given us the unique chance to create a cohesive design vision that flows across each floor of the tower.

Alongside our work in updating the common lobby areas and redesigning the sixth floor offices for the law firm Kipp & Christensen, a major focus has been converting several vacant upper floors into move-in ready "spec suites" for potential tenants. Much like our past spec suite projects, we've aimed to strike a balance between preserving the tower's historic mid-century design elements while implementing thoughtful modern updates - all with an emphasis on cultivating a distinct atmosphere.

The renovation of Suite 700 set the precedent and tone for the subsequent spec suite overhauls throughout the building. The tower's modernist form naturally lends itself to ample natural light and sense of openness, with continuous horizontal ribbon windows providing panoramic views from each room. We saw huge potential in paring back excess and letting the original industrial features and materials of the spaces speak for themselves.

Each suite was stripped down to expose the bare bones; ductwork, structural columns, and mechanical systems were left exposed and celebrated rather than concealed. From this raw foundation, we delineated more private quarters like conference rooms and offices through the strategic use of large glass-paneled partitions. This allows the suites to remain bright and open feeling, with tenants having the flexibility to work however they want to, whether focused or collaborative.
